The Property Buying Process

Once you have decided on a property you can put in an offer through your agent to negotiate terms, and conditions with the seller or developer.

Deposit Payment and Contract Signing
Once the terms and conditions are agreed you can reserve the property by giving a reservation fee to the agent.
On resale properties a sales contract will be signed and full payment will be made by bankers draft, for off plan properties a sales contract will be signed and an initial deposit payment will be made with an agreed payment plan.

Contract Registration
Foreign buyers are required to have their sales contract stamped at the tax office and followed by registering the sales contract at the Land Registry office.
0.5% Stamp duty fee and 6% contract registration fee.

Applying for Permission to Buy
Foreign buyers are required to apply for permission to purchase through an appointed solicitor of their choice or their estate agent.

Residency Application
After registering the contract and applying for permission to purchase, foreigners can then apply for residency in North Cyprus as a home owner.

Property Transfer
After the approval of the permission to purchase, the valuation forms can be filled in and submitted to Land Registry Office, once the valuation is carried out the transfer of the title deed into the buyers name can be completed.
